The siding is the thing to watch
A wood-frame house wrapped in vinyl looks maintenance-free, and that's the trap. Water gets in at a seam, a window head or a bad flashing detail and then runs down the sheathing behind the siding for years without ever showing on your wall inside. By the time there's a stain in the bedroom the framing has been wet for a long while. If your house is clad and you've never had anything opened up, that's worth looking at before it's worth fixing.
